A Sandy Springs homeowner asked me why the parging on her foundation kept falling off in sheets. It was falling off because it had been troweled onto a dusty, unwetted block wall in August, and because the real problem — water sitting against that wall every time it rained — had never been touched.
What parging is and what it is not
Parging is a thin cementitious coat over masonry, usually 3/8 to 1/2 inch, applied to the exposed part of a foundation wall. It evens out the block, protects the mortar joints from weather and abrasion, and gives you a surface that damp-proofing can bond to.
It is not waterproofing. It is not structural. And below grade, it is not what keeps your basement dry — that is the drainage system and the damp-proof membrane behind it.
People confuse the three constantly, and contractors do not always correct them, which is how you end up paying $3,000 for a coating that addresses none of the reasons the basement is wet.
Getting parging to stay on
Debonded parging is nearly always a prep failure:
- Clean the block. No dust, no efflorescence, no old paint or bituminous coating.
- Dampen it first. Concrete block is thirsty. A dry block wall pulls the mix water out of the parge coat before it hydrates, and you get a chalky layer with no strength. Saturated surface dry is the target.
- Use a bonding coat or a slurry scratch coat and let it set before the finish coat.
- Two thin coats beat one thick one. Anything over about 5/8 inch in a pass will sag and crack.
- Cure it. Mist it or cover it for two to three days. In Georgia summer heat this is the step that gets skipped and the reason so much parging fails within a year.
A Type S or Type N mix is fine for parging block. This is one of the few places in masonry repair where a cement-rich mix is appropriate, because the substrate is modern concrete block and not soft historic brick.
Below grade, in order
If the basement is actually wet, the sequence is not negotiable and parging is near the end of it:
- Surface water. Gutters cleaned and discharging 6 to 10 feet away, grade falling 6 inches in the first 10 feet, no beds holding water against the wall. This alone solves a large share of wet basements and costs $500 to $3,000.
- Footing drain. Perforated pipe in clean stone wrapped in fabric at the footing, daylighted or to a sump. Excavating and installing one runs $80 to $200 per linear foot.
- Damp-proofing or waterproofing membrane on the exterior face, over a sound parge coat. Damp-proofing is a spray-applied bituminous coating; waterproofing is a heavier elastomeric or sheet system that bridges cracks. The difference in cost is small and the difference in performance is not.
- Interior management — interior perimeter drain and sump — as a fallback when exterior excavation is impossible.
Red clay makes step 1 more important here than in most places. It holds water against a foundation for days after a storm and it swells while it does. When an owner is deciding between a $2,000 interior coating and a real exterior fix, my advice is to price the whole sequence — most Atlanta basement renovations that actually stay dry start at the gutters and the grade, not at the wall.
Frequently asked questions
Will waterproof paint on the inside stop a wet wall? It can hold back light dampness on a wall with no hydrostatic pressure. Under real pressure it blisters and peels, and it hides the evidence you would otherwise use to find the source. Interior coatings are cosmetic on any wall that gets genuinely wet.
Can I parge over a painted foundation? Not reliably. The parge coat bonds to the paint, and the paint bonds to whatever is left of the block surface. Grind or blast the coating off first, or accept that it will come away in sheets.
How long does parging last? On a properly prepared and cured wall above grade, 20 to 40 years with occasional patching. Below grade, protected by backfill and a membrane, effectively the life of the building. Parging that fails in under five years failed on prep, not on age.
