Chases, Flues and Abandoned Chimneys: What to Do With Them

When a Tarrytown house gets a new high-efficiency furnace, the old masonry chimney usually stops being a flue and starts being a liability. Nobody plans for it. The heating contractor is finished, the chimney is still standing, and for the next twenty years it quietly takes on water.

Why an abandoned chimney deteriorates faster

A working flue is warm and dry. Combustion gases keep the masonry above dew point and drive moisture out of the structure continuously. Stop using it and the chimney becomes a cold, unheated masonry stack with an open top, condensing moisture inside and freezing it every winter.

There is usually a second problem. When a gas appliance is switched from an atmospheric burner venting into a masonry flue to a direct-vent condensing unit, the old flue may have been oversized for years and running cool already. Condensing flue gas is acidic, and it attacks mortar joints and old clay liners from inside. By the time the chimney is abandoned, it may already be in poor condition where nobody can see it.

Three legitimate options

Keep it and cap it. If the chimney is sound and you might want a fireplace later, install a properly detailed rain cap and keep at least minimal ventilation so the flue can dry. Repoint the crown and the exposed stack. Around $400 to $1,200 for a cap and crown repair, plus pointing.

Remove it above the roofline. Take the stack down to just below the roof deck, frame and deck over the opening, and roof across it. This removes the exposed masonry that causes almost all the trouble, keeps the internal chase as a chase, and costs $1,500 to $4,500. It is the option I recommend most often on a chimney nobody intends to use.

Full removal. Down through the house to the footing. Expensive and disruptive — $4,000 to $12,000 and up — but it recovers floor area and eliminates the structure entirely. Only worth it when the chimney is genuinely in the way, and it needs a structural check first: in older houses, chimneys sometimes carry framing.

The details people miss

  • Seal the base, not just the top. A capped chimney with an open fireplace throat at the bottom becomes a stack driving conditioned air out of the house. Block or seal at the appliance connection and at the fireplace, with a way to inspect.
  • Do not seal it airtight top and bottom. A sealed damp masonry cavity does not dry. A small vented cap or a soffit-style vent at one end lets it breathe.
  • Address the chase. The framed cavity around a chimney is often uninsulated and open to the attic — a substantial air leak whether or not the flue is in use.
  • Reroute anything still venting into it. A water heater left orphaned in an oversized flue after the furnace is replaced is a real carbon monoxide risk, and it is the most common dangerous outcome of a partial system upgrade.

The sequencing problem

The decision about the chimney belongs in the heating replacement conversation, not six months after it. Once the new equipment is in and paid for, the chimney becomes an unbudgeted extra and it tends to be deferred until it leaks. When a system is being replaced in an older masonry house, it is worth asking a Tarrytown HVAC company at quotation stage what happens to the existing flue and to any appliance that will be left venting into it — that single question prevents both the orphaned water heater and the twenty-year leak.

My unused chimney smells in summer. Why? Usually creosote and soot deposits taking up humidity, combined with air being drawn down the flue when the house is depressurized by exhaust fans.
