Brick in Humid Climates: Moisture Cycling and Efflorescence

I survey masonry for buyers, which means I get about ninety minutes with a house and no permission to open anything up. In Decatur the thing I look for first is not cracks. It is the white bloom along the bottom of the brick and the line where it stops.

What efflorescence is telling you

Efflorescence is salt that was already inside the masonry, dissolved by water moving through the wall and left on the surface when that water evaporated. The salt itself is harmless powder. What matters is that it proves three things at once: water is getting in, it is moving, and it is coming out at that spot.

The pattern is the diagnosis. A band across the bottom two or three feet means ground water wicking up or splash-back off a hard surface. A patch under a window means a failed sill or head flashing. A vertical streak means a downspout or a gutter joint. A whole elevation gone chalky usually means the wall is saturating faster than it can dry, which in Georgia’s humidity is a real possibility on a north wall under trees.

Why humid climates are harder on brick than people expect

Owners here assume freeze-thaw is a northern problem and therefore their brick is fine. Atlanta gets 15 to 30 freeze events a year, which is enough, but the bigger issue is that a wall in a humid climate never fully dries. Drying is driven by vapor pressure difference, and when the outside air sits at 70 percent relative humidity for weeks, the gradient is small.

A wall that stays above roughly 85 percent pore saturation is vulnerable to any freeze at all. It is also hospitable to the biological growth you see as black or green staining on shaded elevations, and that growth holds still more moisture against the surface.

Georgia red clay adds the second half. It swells when wet and shrinks in drought, which moves footings, which opens joints, which lets in more water. The clay and the moisture cycle feed each other.

What I check in the survey

  • Grade at the wall. Soil or mulch above the brick ledge or covering weep holes is the single most common defect I write up, and it is cheap to fix before it is expensive.
  • Crawlspace humidity. If the crawlspace reads above 70 percent RH, the brick piers and the back of the veneer are wet from the inside as well.
  • Downspout discharge. Anything dumping within three feet of the foundation gets flagged.
  • Mortar hardness against brick hardness. A key scratch on both tells me whether a previous repair inverted the hierarchy.
  • Where the efflorescence stops. The top edge of the band is roughly the height the water is reaching.

What it costs to correct

Regrading and extending downspouts: $600 to $2,500. Clearing and re-forming weeps on a veneer: $8 to $18 per linear foot. Repointing a damaged band along the bottom of an elevation: $16 to $30 per square foot. Encapsulating a crawlspace with a dehumidifier: $4,000 to $12,000, which sounds like a lot until you price the brick pier and joist repairs it prevents.

Cleaning the efflorescence itself is the last thing to do, not the first, and it should be dry brushing or a mild acid wash by someone who will pre-wet the wall and neutralize afterward. Buyers routinely want the stain gone before closing. I tell them the stain is the only evidence they have; wash it off and you lose your record of where the water is. Does efflorescence mean the wall is failing? No. On new masonry it is normal for the first year as construction water leaves the wall. Can I pressure wash it off? You can, and you will drive water deep into the wall, which brings more salt to the surface in a few weeks. Dry brushing first, then a proprietary masonry cleaner at low pressure if brushing is not enough.

Should efflorescence stop a purchase? Rarely on its own. Treat it as a prompt to look for the source and get a number for fixing it. What should give a buyer pause is efflorescence combined with spalled brick faces, a bulging wall, or a crawlspace that smells of mildew — that combination usually means the problem has been running for years.
