Brick Veneer or Solid Masonry: How to Tell What You Have

Half the arguments I have with owners about repair scope would disappear if they knew which of two completely different walls they own. A brick veneer and a solid masonry wall look nearly identical from the sidewalk and behave like unrelated buildings. On Staten Island you get both on the same block — a 1910 solid brick two-family next door to a 1962 veneer ranch — and the right repair for one is the wrong repair for the other.

The five-minute identification

You can usually settle it without opening anything:

  • Look at the bond pattern. Solid masonry is bonded through its thickness, so every fifth or sixth course typically shows headers — bricks turned end-on, half as wide as the others. Common bond, English bond, Flemish bond all show them. A veneer wall is one wythe thick, so it is all stretchers, course after course, with no headers anywhere.
  • Find the weep holes. Veneer needs to drain. Look along the bottom course, just above the foundation, for open head joints or small plastic tubes every 24 to 32 inches. Solid masonry has none.
  • Check the window jambs. Measure from the outside face of brick to the window frame. Veneer usually gives you 4 to 5 inches. A solid wall gives you 8, 12, or more.
  • Tap it. Not conclusive, but a veneer over stud framing sounds different from twelve inches of masonry.
  • Look at the lintels. Exposed steel angle lintels over openings are a veneer-era detail. Segmental brick arches or stone lintels point to solid construction.

Rough dividing line in this area: before roughly 1930, solid. After roughly 1950, veneer. The two decades in between are mixed and you should actually check.

Why it changes the repair

A solid wall keeps water out by mass and evaporation. It gets wet, holds the water in its thickness, and dries out. Repairs have to preserve that — soft breathable mortar, no sealers, no interior vapor barriers slapped onto the inside face.

A veneer wall keeps water out by drainage. Water passes through the brick, hits a water-resistive barrier on the sheathing, and runs down the air cavity to flashing at the base, then out the weeps. Everything depends on that cavity staying open and the flashing being intact. Repairs have to preserve that instead — clear weeps, don’t fill the cavity with mortar droppings, and never, ever point up the weep holes because they look untidy.

I have seen a repointing crew close every weep on a veneer elevation. Two years later there was mold on the inside of the sheathing and a $30,000 problem where a $4,000 one had been.

What each one costs to fix

Common scopes on Staten Island, rough numbers:

  • Repointing, solid wall: $16 to $30 per square foot at ladder or pipe scaffold height, with a lime-based mix matched to the original.
  • Repointing, veneer: $14 to $26 per square foot, standard Type N, plus clearing weeps.
  • Veneer tie replacement: $22 to $45 per tie installed with helical anchors, and a typical bulging elevation wants a tie every 2.7 square feet. This is the repair nobody expects.
  • Rebuilding a bulged veneer section: $45 to $90 per square foot, because it comes down and goes back up.
  • Lintel replacement: $1,400 to $4,000 per opening once a rusted steel angle has jacked the courses above it.

The failures that only happen to one type

Veneer only: rusting steel lintels and shelf angles, corroded or missing ties letting the wythe bow outward, blocked cavity, missing base flashing. A veneer wall that is bowing more than about an inch over eight feet is coming down.

Solid only: face spalling from hard repointing, deteriorated back-up wythes you cannot see, bulging from failed header courses, saturated walls from a blocked gutter with nowhere to drain.

Both: parapet failure, chimney deterioration, cracked joints from foundation movement, salt damage near grade.

When I am scoping an unfamiliar building I want the wall type nailed down before anyone writes a number, and where the answer is not obvious from the street I would rather pay a Staten Island mason for a half day of exploratory openings than guess and price the wrong assembly. A single 8-inch by 8-inch probe at a discreet spot answers the question permanently for a few hundred dollars.

Frequently asked questions

Is brick veneer weaker than solid masonry? Structurally it carries nothing — the frame behind it does — but that does not make it worse. A properly detailed veneer with intact ties, flashing and weeps sheds water better than a solid wall. It is less forgiving of bad detailing, and its critical parts are hidden, which is a different kind of risk.

My wall has headers only every tenth course. What is that? Probably American or common bond, which is solid construction with a header course at a regular interval. Some later veneer work used clipped bricks laid to imitate a header course, so if the “headers” are all perfectly uniform and there are weeps at the base, you are looking at a fake bond on a veneer.

Can a solid wall be insulated from the inside? It can, but it changes how the wall dries and it raises the freeze-thaw risk in the outer wythes, because the masonry now stays colder and wetter. If you go ahead, vapor-open insulation and a plan for managing bulk water at gutters, grade and parapets matter more than the R-value you gain.
