An owner on Prospect Hill could not understand why repointing her rear elevation cost more than the front, when the front was twice the area. The front was flat, at the sidewalk, reachable from a light scaffold. The rear was three stories over a sloping garden with a conservatory in the way. The trowel work was the smaller half of both numbers.
Access is often more than half the job
On multi-story masonry repair, getting a mason safely and productively in front of the wall routinely accounts for 40 to 60 percent of the total. The reason is that access has to be there for the whole duration whether anyone is using it that day or not, and it is priced by the week.
That has a scheduling consequence worth understanding: once a scaffold is up, the marginal cost of doing more work is low. Deferring the parapet to next year means paying for access twice.
The options and roughly what they cost
- Ladders. Fine for spot repairs up to about 20 feet. Not fine for production pointing — a mason on a ladder works at a fraction of the rate and cannot carry materials, so the labor saving evaporates.
- Frame scaffold. $8 to $20 per square foot of elevation for erection and first month, then $2 to $6 per square foot per additional month. The default for most residential work.
- Boom lift or scissor lift. $400 to $1,200 a week plus delivery. Good on open sites with firm level ground; useless in a narrow side yard or a garden.
- Suspended scaffold or swing stage. Used on taller buildings where a frame scaffold is impractical. Higher setup cost, needs roof anchor points and often engineering sign-off.
- Rope access. Specialist, cost-effective for small areas high up on a tall building, rare on residential work.
What makes access expensive on a specific house
Six things, and every one of them is visible on a walk around:
- Ground that will not take a scaffold leg — soft soil, a slope, a bulkhead, a deck.
- Obstructions — a conservatory, an air conditioning unit, mature plantings that cannot be cut.
- Narrow side yards where a standard frame will not fit and a bridged or cantilevered section is needed.
- Public right-of-way — sidewalk protection, permits, and in some cases pedestrian shed, which is a substantial cost of its own.
- Overhead power, which requires clearance, sometimes a utility shutdown, and always adds time.
- Neighbor access where the wall is on a boundary and the scaffold has to stand on someone else’s land, which is a negotiation, not a line item.
Any of these can double an access number. None of them is the contractor being difficult, and all of them should appear as a distinct line rather than being buried in a square-foot rate — the argument for that is set out in what an estimate should itemize.
Getting value out of the scaffold
Since the access is paid for, use it. Things worth doing at the same time: gutter and downspout replacement, chimney work, painting trim and window sashes on that elevation, replacing a failed lintel, and a close inspection of everything you can only see from up there. Photograph the whole elevation from the scaffold before it comes down — it is the only close-range record you will have for years.
Safety requirements are not optional and they cost money that should be in the number: guardrails, proper planking, tie-ins to the building, and a competent person inspecting before each shift. The federal requirements are published by OSHA, and a bidder who treats them as negotiable is telling you something about the rest of their work as well.

Can I rent scaffold myself and hire a mason separately? Sometimes, and it can save money on a straightforward elevation. Understand that you take on responsibility for erection, inspection and safety compliance, and that many masons will decline to work off scaffold they did not erect and cannot vouch for.
Do I need a permit for a scaffold? On private property, usually not. Over a public sidewalk or into the street, almost always, plus protection and sometimes a licensed installer. Permit costs and timelines vary widely by municipality, so ask early.
How long will the scaffold be up? Ask for it in writing, because it is the number that drives the rental cost and it slips. A typical residential repointing elevation is two to five weeks including weather delays. If the contract has no end date, there is no pressure to strike it.
