Every November I used to get the same call at the commission office: a homeowner in Westville whose contractor wanted to keep pointing through December, asking whether that was allowed. The permit rarely says anything about it. The mortar does.
What cold does to fresh mortar
Mortar gains strength through hydration, and hydration effectively stops below about 40 degrees. Below freezing it does worse than stop: the mix water expands, disrupting the paste structure before it has developed strength. A joint that freezes before it reaches roughly 500 psi is permanently weakened, and it will look completely normal until it starts sanding out two or three summers later.
Lime mortars are more vulnerable than cement mortars, because they set more slowly and non-hydraulic lime needs months of carbonation. On a New England job with 40 to 60 freeze-thaw cycles a winter, the exposure starts early.
The temperature thresholds that matter
- Above 40 degrees and rising: normal work, normal precautions.
- 32 to 40 degrees: heat the mix water to between 70 and 120 degrees, keep materials off frozen ground, cover completed work overnight.
- 20 to 32 degrees: heat water and aggregate, enclose the work area, maintain the masonry above freezing for at least 24 hours after placement — 48 for lime.
- Below 20 degrees: full enclosure and supplementary heat, and honestly this is where most residential jobs should stop.
The temperature that governs is the temperature of the masonry, not the forecast high. A north-facing wall in December can sit ten degrees below the air temperature all day.
Tenting, and what it costs
A proper enclosure is scaffold-mounted shrink wrap or insulated tarpaulin with indirect-fired heaters — indirect, because unvented propane heaters put combustion moisture and carbon dioxide into the enclosure, and carbon dioxide accelerates surface carbonation of lime in a way that produces a weak crust over an uncured core.
Costs run $3 to $9 per square foot of enclosed elevation for the wrap, plus $60 to $200 a day for heat and fuel. On a small job that can be a third of the total. That is the honest reason most crews would rather push the schedule than tent, and the reason the conversation needs to happen in October rather than in the second week of December.
The alternatives to working cold
Three sensible options when the weather turns:
Stop and protect. Cover open joints and exposed wall heads with breathable sheeting held off the surface, and resume in spring. Water in an open joint through a freezing winter causes real damage, so protection is not optional if work has started.
Do the interior work. Basement pointing, interior repairs and anything in a heated space carries on.
Take the mild spell. A week above 45 in early December is workable with normal precautions. It is the overnight low that decides it, not the afternoon.
The seasonal risk is not evenly spread across a building either. The same north elevations that fail first from freeze-thaw — the mechanism is set out in why north walls go first — are also the last to warm up in spring, so they are the worst places to be finishing work in marginal weather. Frequently asked questions
Can antifreeze admixtures be used in mortar? Accelerators such as calcium chloride are sometimes used in concrete but are generally prohibited in mortar for reinforced or anchored masonry, because chloride corrodes ties and reinforcement. There is no true antifreeze for masonry mortar — the answer is heat and enclosure.
How long does new work need protection? At minimum 24 hours above freezing for cement mortars, 48 to 72 for hydraulic lime, and considerably longer for non-hydraulic lime, which should really not be placed late in the season at all. Damp burlap and insulated blankets, not plastic against the surface.
My contractor pointed in December last year. Is the work ruined? Not necessarily — it depends on the actual temperatures, the mix, and what protection was used. Check the joints in spring: sound work resists a key, damaged work sands out under light pressure. Damage tends to be worst on north and west elevations and at the top of the wall.
