When a Chimney Needs a Liner, and When It Does Not

Liner quotes are where chimney work gets confusing for owners, because two contractors can look at the same flue and one says $400 of repointing and the other says $4,500 of stainless. Often both are describing something real. The question is what the flue is going to be used for.

What a liner is for

A flue liner does three jobs: it contains combustion products so they cannot leak through the masonry into the house, it protects the masonry from acidic and hot flue gas, and it provides a correctly sized passage so the appliance drafts properly.

Older chimneys around here — anything before roughly 1940 — were frequently built with no liner at all, just brick laid around a void. That was normal practice and it worked adequately for open fires burning at high temperature with a lot of excess air. It is not adequate for a modern appliance.

When you genuinely need one

  • Any new or replacement appliance. Codes require the flue to be lined and correctly sized for the appliance being installed. This is the most common trigger.
  • An unlined flue serving anything but an open fireplace.
  • A cracked or spalled clay liner. A camera inspection shows this in minutes. Cracked tiles let flue gas into the surrounding masonry and, in a chimney fire, into the structure.
  • An oversized flue. A modern high-efficiency appliance venting into a large old flue produces gas that cools before it reaches the top, condenses, and attacks the masonry from inside. Sizing down with a liner is the fix.
  • After a chimney fire, always. Thermal shock cracks tiles even where nothing looks wrong from below.

When you do not

An open masonry fireplace with a sound clay liner, used occasionally, does not need relining because a contractor suggests an upgrade. Neither does a chimney that is being taken out of service entirely — that is a capping and ventilation problem, covered in the piece on abandoned chimneys and flues, not a lining problem.

And a chimney whose real defect is a cracked crown, failed flashing or open joints in the exposed stack does not need a liner to fix those. It needs the crown, the flashing and the pointing done. A liner installed into a chimney that is taking water from the top will not stop the water.

The options and what they cost

Stainless steel flexible liner — the standard retrofit. Insulated wrap or poured insulation around it where required. $2,500 to $5,500 installed for a typical two-story house, more for tall or offset flues. Lifetime warranties are common and they are worth reading, because most exclude solid fuel or require annual sweeping.

Cast-in-place liner — a cementitious mix pumped around an inflated former, producing a smooth, insulated, structurally reinforcing liner. $5,000 to $12,000. It suits chimneys with deteriorated masonry that also need structural help.

Clay tile relining — accurate for a historic restoration but usually requires opening the chimney to install, which makes it the most disruptive and often the most expensive option.

Frequently asked questions

Do I need a liner to switch from oil to gas? Usually yes. Gas appliances, especially high-efficiency ones, produce cooler and wetter flue gas than oil, and the existing flue is typically oversized for the new appliance. Many gas conversions vent through a sidewall instead and leave the chimney unused entirely.

Can a liner be installed in an offset chimney? Flexible stainless can negotiate moderate offsets, and that is one of its advantages over rigid systems. Severe offsets may require opening the masonry at the bend, which adds cost, or choosing a cast-in-place system instead.

How often should a lined chimney be inspected? Annually for any chimney in active use, with sweeping as needed based on what the inspection finds. For a wood-burning appliance, at least once a heating season; for gas, an annual visual check of the termination and the liner top is generally enough.
