Brownstone in New England: Why It Delaminates

The brownstone steps and window surrounds around Wooster Square fail in a way that looks almost geological, because it is. Sheets come away parallel to the face, a quarter inch to two inches thick, taking the tooled surface with them and leaving a soft, sandy interior exposed to the weather.

The stone is layered, and the layers matter

Connecticut Valley brownstone is a Triassic sandstone quarried in and around Portland, on the east bank of the river, and shipped up and down the coast through the second half of the nineteenth century. It is bedded — deposited in layers — and the clay and mica between those layers is weaker than the quartz grains that make up the bulk of it.

How the block was set decides its fate. Laid on its natural bed, with the layers horizontal, water runs across the bedding and the stone lasts a very long time. Set face-bedded, with the layers parallel to the wall face, every layer is a plane where water can get in and freeze. The stone then delaminates in sheets.

A great deal of decorative brownstone was face-bedded deliberately, because it produced a better carving surface and a more uniform color. That decision, made in 1880, is why the same building can have sound quoins and disintegrating window heads.

What accelerates it here

  • Freeze-thaw. 40 to 60 cycles a winter, and brownstone is porous enough to saturate.
  • De-icing salt on steps and sills, which adds crystallization pressure on top of freezing.
  • Hard cement repairs. A Portland patch on brownstone is stronger and less permeable than the stone; water backs up behind it and takes the next layer off.
  • Sealers. Film-forming coatings trap water inside a stone that needs to dry. They are the single most damaging well-intentioned treatment applied to brownstone.

What actually works

Do nothing, well. Stable delamination with the profile largely intact is often best left alone with the water sources fixed — gutters, a sound coping, drainage away from the base. Not every deteriorated stone needs treatment, and a conservator’s first recommendation on a weathered but stable element is frequently monitoring rather than intervention.

Before choosing between the options below, work out which elements are actually losing material and which have simply weathered. Photograph each face with a scale in frame, note the depth of loss, and repeat in a year. Steps and sills usually deteriorate fastest because they take standing water and salt; a wall face two feet up may be doing nothing at all.

Dutchman repair. Cut out the failed area to a square, sound recess and set a matching piece of stone in lime mortar. This is the durable repair. $250 to $900 per piece depending on size and carving, and matching stone can be sourced from salvage or from the small amount of Portland brownstone still quarried.

Composite patch repair. A lime-based, mineral repair mortar tinted and textured to match, applied in lifts over stainless pins, keyed into a cut recess. $80 to $300 per patch. It has a service life of 15 to 30 years if the mix is right and it is not feather-edged.

Consolidation. Ethyl silicate consolidants can re-bind a friable surface in specific cases, and they are conservation treatments rather than contractor products — worth specifying only with advice, because a consolidated skin over a soft interior can create a new failure plane. Frequently asked questions

Can I tell if my brownstone is face-bedded? Look at the pattern of failure. Sheets coming off parallel to the wall face means face-bedded. Erosion following visible layers running horizontally through the stone means it was laid on its natural bed and is weathering normally.

Is it worth replacing brownstone with cast stone? On a non-historic building, sometimes — cast stone can be made to match reasonably and costs less than carved replacement. In a historic district, expect the commission to require matching natural stone for visible elements, and check before you order anything.

How long do composite patches last? Fifteen to thirty years when the mortar is vapor-permeable, weaker than the stone, pinned, and cut into a proper recess rather than smeared over the surface. Patches that fail in five years almost always failed on those four points, not on the product.
