Fieldstone Foundations in Old New England Houses

Under most of the pre-1900 houses in Fair Haven there is a wall of gneiss and granite fieldstone, laid dry or in a weak lime mortar, sitting directly on the ground. No footing, no damp-proof course, no drainage. They have held up houses for 150 years, and they alarm every home inspector who sees one for the first time.

How these walls actually work

A fieldstone foundation is a gravity wall. Its stability comes from mass, from the friction between stones, and from the fact that the largest stones span across the thickness and lock the two faces together. The mortar, where there is any, fills voids and keeps small stones from working loose. It is not glue and the wall does not depend on it.

That is why these walls tolerate a surprising amount of movement. A rigid poured wall cracks; a fieldstone wall shifts a stone and settles into a new equilibrium.

It is also why the two things that genuinely threaten them are water and well-meant repairs.

The failure modes worth knowing

  • Mortar loss and stone displacement. Joints wash out, small stones fall, and eventually a face stone loses bearing. Repointing in lime and resetting loose stones is routine maintenance, $30 to $70 per square foot of wall face.
  • Inward bowing. Lateral soil pressure, usually where the grade outside is high and drainage is poor. This is the serious one and it needs an engineer, not a mason with a bucket of mortar.
  • Undermining at the base. Water flowing along the outside of the wall carries away the soil the wall bears on. Sections then drop.
  • Rot at the sill. The wood sill sits on the stone, and if the stone is chronically damp the sill goes. Sill replacement runs $150 to $400 per linear foot and it is usually the largest repair bill associated with these foundations.

The repair that causes the most damage

Parging or repointing a fieldstone wall with Portland cement is the standard bad repair. Three things go wrong. The cement is harder than the weak stone and the original lime, so movement cracks it rather than being absorbed. It is much less permeable, so the moisture that used to evaporate through the joints now goes into the sill and the framing instead. And a cement parge coat on the interior hides everything, so the wall cannot be inspected.

The right material is a lime mortar — usually NHL 3.5 for general work and NHL 5 low in the wall where it is damp. It stays softer than the stone, lets the wall dry, and can be renewed in fifty years.

Managing water instead of fighting it

These foundations were built for a house with generous eaves and a dry site, and most have neither now. In order of value: gutters discharging at least six feet away, grade falling away from the wall, a shallow French drain where a slope delivers water to the house, and an interior perimeter drain to a sump only if the exterior work is impossible. Budget for a typical whole-basement repointing and resetting job: $8,000 to $25,000 depending on access and how much of the wall needs work. Compared with underpinning or replacing a foundation, which starts around $40,000 and runs well past $100,000, that is usually the right first spend.

Frequently asked questions

Can a fieldstone foundation be waterproofed? Not in the sense of making it a sealed tank, and attempts to do so usually push the moisture into the framing. It can be managed: exterior drainage, interior drainage to a sump, and a dehumidified basement. Aim for dry enough, not watertight.

Do these walls need underpinning to add a basement? Digging down to gain headroom removes the soil that is supporting a wall with no real footing, and it is the single fastest way to collapse one. Lowering a basement under a fieldstone foundation requires engineered underpinning, done in short sections, and it is expensive for good reason.

Is a bowing stone wall an emergency? Not usually an emergency, but it is the one failure mode that gets worse rather than settling into equilibrium. Get it measured and monitored, deal with the water and the surcharge outside, and have an engineer determine whether it needs tie-backs or rebuilding before another winter.
